What is the real return on investment in commercial properties …?
Hi I think investing in commercial real estate in the GTA (Greater Toronto Area) and have a question on the actual performance of this investment. Assuming I can buy a property with the rate of 7% of the CAP – which is generally respnsible to pay taxes? I (the owner) or tenant. – I'm leaving the amount of the mortgage and cash flow investment is neutral, ie the annual cash flow net of property is equal to the payment of the mortgage. The ROI is decent (~ 15% per year) for factor I in a sales commission of 5% in the sale of the property. ROI drops to about 7% per year. All ideas on how to extract the capital of an investment property without having to sell it?
