What is the real return on investment in commercial properties …?

Hi I think investing in commercial real estate in the GTA (Greater Toronto Area) and have a question on the actual performance of this investment. Assuming I can buy a property with the rate of 7% of the CAP – which is generally respnsible to pay taxes? I (the owner) or tenant. – I'm leaving the amount of the mortgage and cash flow investment is neutral, ie the annual cash flow net of property is equal to the payment of the mortgage.
