What is the real return on investment in commercial properties …?
Hi I think investing in commercial real estate in the GTA (Greater Toronto Area) and have a question on the actual performance of this investment. Assuming I can buy a property with the rate of 7% of the CAP – which is generally respnsible to pay taxes? I (the owner) or tenant. – I'm leaving the amount of the mortgage and cash flow investment is neutral, ie the annual cash flow net of property is equal to the payment of the mortgage. The ROI is decent (~ 15% per year) for factor I in a sales commission of 5% in the sale of the property. ROI drops to about 7% per year. All ideas on how to extract the capital of an investment property without having to sell it?
Just in terms of the purchase price and the selling price …

best buses from Toronto to New York?
I am traveling to New York to visit relatives in July, I intend to take bus and coach asked if anyone had good expereince with these coaches? I looked and greyhound megabus.com. The price is about 30 million different, but this is not a problem. Im looking for one that is easy and comfortable to ride a few centimeters to points Additional I forgot to ask, Greyhound stops?-boarding at the junction Do I need a passport? (or driver's license must work)-If you wonder how long they remain in the U.S. im because it is rather short period of time or more? (Im gonna at least one month)

This bus only has 2 stops in Buffalo, New York to change the driver and Great Bend, PA for a lunch stop in a little over 9 hours of time compared to regular travel 12 hours. well in school were pretty useless and do a project designing a charity concert (only design. lol not really sell) will be (actually not) be bands / artists like DragonForce, Britney Spears (hey, we have let everyone contribute) ACDC, Green Day, Billy Talent, Kanye West, etc. therein. will be a charity concert in Toronto, probably cancer, but we're not really sure that we help to think of a name? thank you: D haha me believe me, if I could choose any band, it would be different Spears Alright Alright and Kanye West, we then we have some more names rock!

Hey, I'm in a long distance relationship with my .. GF lives in Chicago and to live in Toronto. And the last time I went, she did not tell their parents they were lovers, or even that I came to event to date. Then she told me that his parents have said they want us to hang in the house during the first two visits to what you feel comfortable with me, so I can achieve. The greatest place of all time Flipping is Kensington Market. Most of what is second-hand stores for vintage clothing, stuff good, but it is especially good. You can get all incredibly good market, too, which makes it even better. Never gets boring.
